A guarantor is a co-signer that can and will guarantee the fulfillment of your lease obligations in the event that you default on the agreement. A guarantor must meet the qualifications as stated by the Resident Selection Criteria.
The guarantor form is available to be printed on the ipadmgt.com website. The guarantor form must be completed and notarized by the guarantor be fore being submitted for approval. The guarantor form may be faxed, mailed or scanned and emailed to the property. Guarantors must submit a copy of his/her valid identification / driver’s license along with the guarantor form.
Once you have set up and account on ipadmgt.com, you can log in and select “Resident Services.” Once in resident eservices, you can select Pay Rent and it will give you all of the current payment options. If this is your first time paying rent or viewing your account online, you may need to associate your account with our accounting system. Make sure to follow the prompts and you should have no trouble.
The login screen will display in red letters the cause of the login problem. The most common are:
Incorrect Password – Check your CAPS LOCK status, and try again.
Account Locked – Call you manager and have them reset your password.
Wrong Username – Call your manager if you have forgotten your username.
If you believe it is not one of the above, restart your computer, or use a different computer before calling for help.
For security reasons you will be unable to retrieve your username. Call the property manager and ask them to look it up using your name. If you have just started your application, and have not paid any fees, you can create a new username and start over.

If this does not solve your problem or if you cannot remember your secret question/answer, contact the property manager for them to manually reset your password.
The primary cause of problems is not having Adobe Acrobat 8 or above installed on your computer. If you are having any issues with your lease, please install the latest version from: adobe.com. If this does not resolve your problem, please contact the property manager.
If the “Submit Application” button is non-responsive, please verify that all of the necessary forms have been completed and the application fee paid. You will see red or green “Complete” indicators to the right of each form. Verify they all say complete. The application fee must also be paid in full and show $0.00 due in order to submit your application packet.
The most common cause of an error message is invalid data entered into a form field. Please return to the previous page you entered data and verify the data entered into any forms is in the expected format.
Errors can also be caused from improper browser settings or security settings. Please attempt to use another computer or install an alternate browser (http://www.getfirefox.com) before contacting the property manager.
ipadmgt.com is compatible with Macintosh computers. You will be required to have Adobe Acrobat 8 or higher installed in order to sign the lease. The default PDF viewing application (Preview) cannot submit PDF forms and will not let you sign your lease.
